• When you arrive at the community, temporarily park your vehicle in front of Monarc at Met entrance- located at 201 SE 2 Avenue, Miami, FL 33131. • Entrance to the garage on the East side at 300 SE 3rd Street. • One Unassigned Parking Space inside the Garage Park ONLY ON GARAGE LEVELS: 10-12. • Access cards must always be used to enter and exit the garage, even if the arm gate is open. • Parking decal must always be displayed on the lower left side of the windshield, when in the garage, OR hangtag must always be placed on the rearview mirror in the garage. • If the card is not used with your vehicle or if you allow a visitor to access, you will incur a lost ticket fee. • Parking is not permitted outside levels 10-12. • One car allowed per gate opening. • Do not tailgate; this will cause the gate to malfunction and incur repair fees. • Notify us immediately if your vehicle information changes. • The speed limit inside the garage is 5 miles per hour. • No residents are permitted to park in the future resident parking spaces. Towing will be enforced at the owner's expense. • If the gate is not functioning on level 9, please use the gate on the opposite side of the garage. Your Visitors Parking: Visitors can park on any level from the 1 to 9 floor that is not reserved for Cruise lines, shops, etc. They need to use the App and will be charged hourly.

House rules

• NO SMOKING in the unit/house as well as the balcony. Any violation of the smoking policy will incur a $200.00 fine plus the cleaning costs necessary to remove smoke odors from the unit/house and/or linens. • Quiet hours are observed from 9 pm-8 am. Violators will be charged a $200 fine. This property may use NoiseWare technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine. • Please make sure to return the parking access card, parking items, and fobs upon your departure. A fee of $175.00 will be charged for each parking access card and $175.00 for each fob that is lost or not returned. • Please note: We are not responsible for any accidents, injuries, as well as stolen or damaged items that occur while on the premises, its facilities, or parking lots.
